The FGTS (Fundo de Garantia do Tempo de Serviço) is a government-created fund in Brazil designed to help workers purchase real estate. Those who contribute to the FGTS can use the funds to finance the purchase of either residential or commercial property. To be eligible for financing, the worker must have a sufficient balance in their FGTS account and meet the government’s income requirements. The FGTS funds can cover up to 80% of the property value, with the remaining balance needing to be paid through personal funds or alternative financing. To apply for financing, the worker must provide proof of income, residency, birth or marriage certificate, and FGTS contribution.
